Case Study Sikes Barn, Kilnsey Park, North Yorkshire
Sikes barn is situated within the grounds of Kilnsey Park in North Yorkshire which is a working trout farm. The barn was built around the late 17th century as a milking shippen and originally had a semi circular tin roof. In 1985, the barn was converted by the current owners into a fresh water aquarium and visitors centre, and at the beginning of 2010, sisters Pam Dixon and Carol Duggan took the building over to expand their successful relaxation spa business, Angel Retreat . Hatchmore Space were delighted to be given the task of fully refitting the building including 4 new treatment rooms, reception area, nail station and relaxation area on the 1st floor. This semi detached family property had vast potential for not only a conversion of the existing basement, but also the opportunity to expand into an under floor void area, effectively doubling the floor area.
The rear elevation opened up directly into the rear garden so the option for large glass sliding doors was utilised for maximum light and access from the new patio. The large void area under the ground floor living room was excavated and then underpinned to expand the basement covering the whole footprint of the house. With the removal of several load bearing walls and the installation of RSJs, we created an open plan living area, spare bedroom, shower / wc and a utility area. Also included in this project was a new combination boiler along with under floor heating, a new bespoke staircase and relocation of the gas and electricity meters.

Our first builder bailed on the job after 9 days having undertaken some substandard underpinning, leaving walls over excavated and unsupported.
Phil and his respective teams rescued the project (and our house) producing an absolutely first class basement conversion, comprising of an open plan lounging area to flush patio, bedroom, utility and bathroom. The works included a drainage and waterproofing system, correct underpinning, under floor heating / plumbing / new boiler, full electric overhaul with linked smoke alarms and LED down lighters, bespoke joinery / stairs, engineering steel/ building work/ plastering.
All the works were finished to a very high standard on time and on budget and importantly levels of communication were excellent throughout

In August 2009 the Terrace Café bar and Bistro in Saltaire suffered a fire caused by an electrical fault in the basement kitchen.
Although the blaze was dealt with reasonably quickly, the kitchen was destroyed and the rest of the building severely smoke damaged. Hatchmore Space were given the task of refurbishing the property which included a complete re fit of the basement kitchen, plumbing, electrical work, floor covering and full redecoration.

At the time of the fire I was on holiday in France. I was fortunate enough to be able to rely on Phil and his team to take control of the situation in my absence.
Phil arranged for the boarding up of the window and door, damaged by the fire brigade on the night of the fire. He provided a speedy quotation for the insurance company within a few days of the incident and even liaised with the loss adjuster whilst on holiday himself. My business re opened again within 5 weeks of the fire. | This sizeable semi detached property in Pudsey, West Yorkshire had a basement covering the full footprint of the house. Some of the area was used as utility and storage, the rest was just a void area. The rear of the basement had the advantage of opening out directly into the back garden via a single external door. Hatchmore Space re located the boiler to the other end of the basement and the fireplace was removed to allow for the installation of patio doors. Two load bearing internal walls were removed and walls above supported by RSJs to provide a large open plan area ready for the kitchen. |

| The finished project here provided a large open plan kitchen, wc, storage and utility area. Hatchmore Space then converted the original and somewhat small kitchen on the ground floor into a home office. The patio doors opening directly onto the back garden gave lots of extra natural daylight. |

| This basement was part existing and part void area. Hatchmore Space converted the void under floor area leaving the existing basement for storage. The foundations were left in place without the need for underpinning and the surrounding perimeter earth retained with a concrete block wall. With the addition of a window we created a much needed home office. |

With the removal of the garage door and new masonry and window installed, we proceeded to create a new home office and music room. | This small cellar in Shipley, West Yorkshire measured just 2m x 5m but was ideal for conversion into a home office. With the demolition of a non load bearing wall and the installation of a window and light well, Hatchmore Space provided a useful additional work area for this semi detached home. There was also an issue with water ingress here which we again took control of with a sump and pump system |

I had been considering a cellar conversion for several years, but it was only when Phil came to inspect my property that I felt I had at last found somebody to whom I could entrust what I feared would be a very complex task.
Living in a Victorian semi-detached house in an area with a high water table (as well as being renowned for a number of springs), my cellar was damp and completely unusable. It was also prone to flooding after periods of heavy rain and so was a constant source of anxiety to me.
After an initial visit in late 2008, Phil set out the options available to me with such an attention to detail that it was clear he was a true expert in his field. He was able to provide suggestions that had not even been apparent to me and I was amazed by the how much it was actually possible to do with the sorts of modern materials available today. I hadn’t previously realised that it was possible that the basement could become a truly “integral” part of the rest of the house in the way he was able to show me.
The work was carried out in early 2009 both on-time and on-budget and with the minimum of disruption to the rest of the house. Without exception, the tradesmen used by Phil were highly-skilled, professional and courteous. The whole team were very mindful of the fact they were in somebody else’s house which made a refreshing change! Phil took care of absolutely everything, acutely aware that the project was his responsibility throughout; and that the impact on me, the customer, should be minimal.
I have been absolutely thrilled with the end-product which I would never have dreamed possible. What was once a damp, unpleasant “void” under the house is now a cosy study. Everything from the lighting to the skirting boards have been finished with a really clean, professional look. The transformation has been truly incredible. Before the conversion, I considered my basement to be a definite blight on the property. Now I feel that it is one of the most redeeming features of the house.

This was a mid terrace Victorian property at Menston in West Yorkshire.
The basement here comprised of three chambers covering approximately 30sq/m of floor area. The basement had flooded severely on several occasions with up to 300mm of water.
Hatchmore Space installed a full cavity drainage membrane system supported by a dual pump water management system which also incorporated a battery back up (inverter ) unit which will run a pump in the unlikely event of a mains power failure.

Hatchmore Space provided a fully project managed service including a new electrical installation, plumbing, plastering and joinery.
With a building regulations certificate of completion completing the process, you can see from the photo above, the basement is now totally dry and provides a whole new floor to the property.
The main chamber was converted for use as a snug / living room complete with flat screen TV, The other two smaller chambers were a wc / utility and a general dry storage area. The project was completed in 4 weeks.

Phil and his team recently completed the partial conversion of our integral garage into a playroom and we couldn't be happier to recommend them.
